Whitbread PLC, owner of Premier Inn, is building a new 229-bedroom Premier Inn hotel on Rochdale Road. Acquired from Premcor in February 2024, this site on the edge of Manchester’s vibrant Northern Quarter is ready for a significant transformation.
The new hotel is part of Whitbread’s strategic investment in Manchester to strengthen its presence in key locations across the city. This follows the successful opening of a 157-bedroom Premier Inn on Princess Street in May 2021, which facilitated the refurbishment of the nearby Premier Inn Manchester City Centre (Deansgate Locks).
This ambitious project will see the development of a ten-storey hotel, including an integrated restaurant, bar and reception area on the ground floor. The Rochdale Road location will feature Whitbread’s latest rooms, including Premier Plus rooms.
Whitbread has appointed GMI Construction Group as the main contractor for the project, marking a new collaboration between the two companies. GMI Construction Group will lead the construction efforts, ensuring that the project meets the high standards expected by Whitbread.
The construction of this new hotel is not just about adding another building to the city; it’s about enhancing the urban environment with a structure that blends in with the aesthetics of the Northern Quarter. Work is due to start this autumn.

On completion, the Premier Inn at Rochdale Road will be Whitbread’s seventh hotel in Manchester city centre and one of its largest in the city. As part of its wider expansion strategy, Whitbread is also focusing on developing its network in East Manchester and around Manchester Airport.
